If you're buying with financing, the lender you choose reviews a separate loan application. Federal research found loans for homes on leased land cost more and are denied more often than house mortgages,9 so compare more than one lender.

Is this a trailer park?
It's a manufactured-home community, and the difference is more than a word. Manufactured homes are built in a factory to a federal construction and safety code that HUD enforces. Ashland MHC has paved streets, two parking spaces per site, and backs onto woods on the north and east.
The honest answer is the tour. Walk the streets and look at the homes before you decide anything.
How much is lot rent, and will it go up?
Lot rent is $380 a month. Move a home into Ashland MHC and your lot rent is locked through December 31, 2027: no lot-rent increase before January 1, 2028. The lock covers lot rent only. Lot rent includes water, sewer and trash service; your home costs, insurance, taxes, electric and any other utilities are separate. What does "home + lot from $1,200" mean?
Some homes here are for rent with the lot included, starting at $1,200 a month. That's a lease, not a loan: one monthly rent that already includes the lot rent. Ask Tony which homes are available now and what each lease includes.
My credit isn't great. Do I still have a way in?
Probably, yes, but not a guaranteed one, and anyone who promises approval is selling something. Here's the honest map. Renting a home + lot goes through the community application, not a home loan. If you want to buy, lenders that finance homes in communities like this one review each application on its own terms, and some publish programs for less-than-perfect credit. A free HUD-approved housing counselor can help you get ready; the CFPB keeps a directory at consumerfinance.gov.
Is applying to live here the same as applying for a loan?
No, and mixing them up is the most common snag. Everyone who lives here fills out the community application: that's approval to live in the community. If you're buying a home and financing it, a lender you choose reviews a separate loan application. You can rent a home + lot with only the first one. Why is a home loan here different from a house mortgage?
When the home sits on land you lease, lenders usually finance it as personal property, often called a chattel loan. Federal research from the CFPB found these loans typically cost more and are turned down more often than mortgages on houses with land. That's why the comparison on this page uses your own numbers, and why it's worth talking to lenders that specialize in homes in communities.

What happens if the community is ever sold or changes use?
Missouri law protects homeowners in land-lease communities here: before requiring homeowners to move out because the land will be used for something else, the owner must give at least 120 days' written notice, and can't raise rent, except for increases based solely on property taxes, during the 60 days before that notice or at any time after it (RSMo 700.600). Ask Tony for a copy of the lease so you can read your own terms.
