What lot rent is
In a land-lease community, you own (or rent) the home and lease the ground it sits on. Lot rent is the monthly lease on that ground: $380 at Ashland MHC as of September 2026.2 It is separate from any cost of the home itself.
If you rent a home here instead, the rent starts at $1,200 a month and already includes the lot rent.2
The lock, word for word
Move a home into Ashland MHC and lock in your lot rent through December 31, 2027. No lot-rent increase before January 1, 2028.
Current residents: refer someone who moves a home into the community and your lot rent is frozen through December 31, 2027 after their move-in is complete.

What Missouri law adds
Missouri requires the owner of a land-lease community to give homeowners at least 120 days' written notice before requiring them to move out because the land will be used for something else. The owner can't raise rent during the 60 days before that notice or any time after it, except for increases based solely on property taxes.11
What to ask before you sign
- What lot rent includes today: which utilities, trash, and anything else.
- The length of the lease and how notice of any future change is given.
- Deposits and any one-time costs, in writing.
